    Angry roommate fury

    okay so, I moved out of the tiny box that was the house I was sharing with two other guys my age. We rent from the third guy, who owns the house. Myself and the other guy who lived there own dogs (I have one, he has one). We didnt sign a lease or anything... He says we made some agreement about the carpet being cleaned when we moved out. Anyways, so both of us renting from him move out at the same time. I got this note on my door with all these things he wants done to the house and im like....okay? He wanted everything from the microwave being cleaned to the yard being seeded. And like a fool, i bought along. I told him I wanted it to be fair and he said I was just complaining and that the other guy would do just as much work. So, I apologized if i was complaining and showed up yesterday for our mutual cleaning day...... HERES HOW IT WENT
    1.) Guy i rent from stayed back in his room
    2.) Guy helping me clean half-reared everything (making it difficult to do my job)
    3.) GUY HELPING ME CLEAN LEFT EARLY
    4.) Guy I rent from comes out of room to ask me if i can clean his couch with the carpet cleaner.
    5.) I SNAP
    Me - "No, Im leaving, I didnt have to come clean anything for you, im not legally held to and ive done enough"
    Him - "No your not done, its still dirty"
    Me - "sorry man, i did my part, the other guy did his part, its cleaner than it was, im leaving and going home"
    Him - "Fine, ill do it myself and bill you for it"
    Me - "thats fine but you wont get payed anything as we never signed a lease, ive went over the carpet twice"
    Him - lots and lots of nasty language.
    Me - "its also nasty from all your partys, goodnight"

    Lots of texts from him later, mostly nasty language.

    >>>And then this little gem, he woke me up this morning because someone has been texting him this morning chewing him up and down and its not me and im not to blame for it. He is trying to pin me for it but I didnt give his number out.

    No lease, no written agreement, no cleaning fee agreement, no real damage = have a nice life dude

    my dog had a pen in the back yard, all the grass died and it became dirt, so i even layed seed and fresh rich compost down and he still wants to give me a hard time.

    Best advice I can give is to ignore him now, and stop texting. If texting went away tomorrow, a lot of little girl drama would go away too.

    This is why there are leases and why one needs to be as careful as possible about choosing roommates. I recognize the latter may be difficult in some cases.

    You did more than your share. Save any receipts you have for what you spent on carpet cleaner, grass seed, etc., or at least write down what you spent. Then just ignore the guy, and if he has the stones to bring you to small claims court, produce your evidence. You're done with him.

    Fury isn't a good thing to have. That's the route to trouble.

    The only thing I'd add, is for future reference in similar situation, I'd take pictures of how you left it. Just a little protection incase he tried to actually take you to court with damages he did after you left out of spite.

    In previous apartments I've rented, my photos of places when I took possesion, and again when I relinquished possesion, have saved me some money and made sure I got my deposits back.
